How Much Is A Roof Replacement In 2026: Rising Costs

A roof replacement shown in reference to the question "How much is a roof replacement?"

If you’ve been putting off your roof replacement, 2026 just gave you a reason to stop waiting. Material costs are climbing, major manufacturers have announced price increases, and Atlanta homeowners who act before mid-April can still lock in current pricing. Here’s what you need to know before you call a contractor.

How Much Is a Roof Replacement in 2026?

The answer depends on several factors: your home’s size and pitch, the materials you choose, your existing roof’s condition, and where you live. For Metro Atlanta homeowners, here’s a realistic breakdown of what you can expect to pay for the most common roofing systems:

Asphalt Shingle Roofing

Asphalt shingle roofing remains the most widely installed residential roofing material in the country, and for good reason. They offer a strong balance of affordability, durability, and curb appeal.

  • Three-Tab Shingles: The most budget-friendly option, typically ranging from $4,000 to $7,000 for an average-sized home
  • Architectural (Dimensional) Shingles: The most popular choice for Atlanta homeowners, generally falling between $7,000 and $14,000
  • Premium (Luxury) Shingles: Designed to mimic the look of slate or wood shake, these typically run $12,000 to $20,000 or more
  • Impact Resistant (IR) Shingles: Worth considering in hail-prone areas, with pricing similar to or slightly above architectural shingles

Metal Roofing

Metal roofing has surged in popularity due to its longevity and energy efficiency. Costs vary significantly by material and profile:

  • Steel and Aluminum Shingles: Generally $10,000 to $18,000
  • Standing-Seam Metal: A premium option ranging from $15,000 to $30,000 or more depending on the scope
  • Copper Roofing: A high-end architectural choice that can exceed $30,000 to $40,000 for a full replacement

These ranges reflect current market pricing. What changes on April 15, 2026 is your material cost baseline.

Why Roofing Costs Are Going Up in April 2026

This isn’t speculation. Two of the largest residential roofing manufacturers in the country have issued formal price increase notices effective April 15, 2026.

GAF Price Increase

On February 13, 2026, GAF announced a price increase of 5 to 8 percent on all residential roofing products. The increase applies to all new construction, builder, and multi-family business. Any orders shipped on or after April 15, 2026 will be invoiced at the new pricing level.

CertainTeed Price Increase

Three days later, on February 16, 2026, CertainTeed followed with its own announcement: a price increase of up to 8 percent on all residential roofing products, also effective April 15, 2026. Like GAF, CertainTeed confirmed the increase applies to all multi-family and new construction builder business, and all shipments on or after the effective date will be invoiced at the higher rate.

Both GAF and CertainTeed are among the most trusted names in the roofing industry, and together they supply a significant portion of the residential roofing market. When both manufacturers move prices simultaneously, contractors and homeowners feel it.

What’s Driving the Increases?

Several market pressures are converging to push roofing material costs higher:

  • Raw material and supply chain costs continue to be volatile across construction categories
  • Energy and transportation costs affect asphalt-based products especially
  • Tariffs and import-related pressures on steel and aluminum impact metal roofing pricing
  • Sustained demand from storm damage restoration and new construction keeps manufacturer capacity tight

What This Means for Your Roof Replacement Budget

A 5 to 8 percent increase may sound modest, but applied to a $12,000 to $20,000 project, that’s an additional $600 to $1,600 or more in material costs alone. On a larger home or a premium roofing system, the dollar impact grows accordingly.

Should You Act Before April 15?

If your roof is showing signs of wear, has storm damage, or you’ve already been planning a replacement, the case for moving quickly is straightforward. Contractors who can source and order materials before the price increase takes effect may be able to hold current pricing for projects underway.

Signs Your Roof May Need Replacement

Not sure if your roof can wait? Watch for these common indicators:

  • Missing, cracked, or curling shingles
  • Granule loss visible in gutters or downspouts
  • Interior water stains or active leaks
  • Sagging areas on the roof deck
  • A roof that’s approaching or past its expected lifespan (typically 20 to 30 years for asphalt)

Storm damage from hail, wind, falling trees, and severe weather is also worth having professionally evaluated, especially given Atlanta’s active spring storm season. In many cases, homeowners discover their insurance policy covers more than they expected.
