Nothing lasts forever and roofs are no different. Though there are roofs, like slate, concrete or tiles that can last a century or longer, most people don’t want or need to spend that kind of money on something that could possibly outlast the whole house. Fortunately, there are a variety of materials available that can last decades without breaking the bank.
Expected lifespans of roofs vary from material to material and can depend on several factors such as installation and environment.
As with most quality products, cost plays a large factor in the longevity of any roof. The longest lasting roofs such as slate, concrete, and clay tiles being the most expensive, both in terms of materials and installation. However, you have to admit, having a roof that can last over a century is appealing!
On the low end, 3-tab Asphalt shingles and metal roofs aren’t as durable as slate or concrete and thus are much cheaper. Of course the trade off is you’ll be replace these low end roofs much more often.
Other than material, factors such as routine maintenance, initial installation procedures, and environmental conditions also determine the ultimate lifespan of a roof, but even the most well-maintained, perfectly installed roofs can still fall victim to time.
Stay on top of maintenance and regular inspections to get the most out of your roof no matter what material it is.
Assuming proper installation and maintenance the following are projected lifetimes of some of the more popular materials in use today:
Asphalt Shingles (3-tab)
Lasting on average of 20 years but quality can vary with the low end lasting as little as 10 years and high-end (more expensive) shingles lasting up to 50!
Asphalt (Architectural)
Around 30 Years on average, especially when properly maintained.
Wood shingles & shakes
Usually around 30 years but under favorable weather conditions can last much longer.
Metal Roofs
Metal roofing can last anywhere from 40-80 years. Some estimates top this out at 60 but as with any material, quality, maintenance, and environment will determine the actual lifespan.
Slate, Concrete, Clay Tiles
If you don’t want to replace your roof more than once in your life, these are the materials to get, sure it’s pricey but these materials have a life expectancy of over 100 year with slate reaching 150!
You roof is likely to be one of the most expensive investments you’ll make in your home it’s important to get it right the first time to avoid unnecessary costs in the future. Choose your material carefully and be sure you understand the expected life span and are prepared to replace it when it’s time!
